Settlement Statement (HUD-1)

The Settlement Statement (HUD-1) is a standardized real estate form used to itemize all charges and credits to the buyer and seller in a real estate transaction. It provides a detailed breakdown of all closing costs, loan fees, commissions, and payments, ensuring transparency during the property closing process.

Although the HUD-1 was largely replaced by the Closing Disclosure for most residential transactions after 2015, it is still used for:

  • Reverse mortgages

  • HELOCs (Home Equity Lines of Credit)

  • Certain cash or investment property closings

  • Commercial real estate transactions

The HUD-1 includes:

  • Contract sales price and loan details

  • Escrow fees and title insurance costs

  • Real estate agent commissions

  • Prepaid taxes, insurance, and prorated amounts

  • Total funds due at closing

While the HUD-1 itself typically does not require notarization, related documents executed during closing—such as the Deed of Trust, affidavits, or loan documents—do require notarization.
